Proworks worked with Lanpro to achieve outline planning permission for circa 800 new dwellings, open space, associated infrastructure and a site for a new primary school, on some 37 hectares of land to the south of Salhouse Road in Norwich. This key development site is well-positioned to benefit from future links to Norwich international airport to the north west, employment parks to the south, and new road infrastructure, the northern distributor road, to the east.
The Proworks masterplan proposes four character areas accessed from a neighbourhood spine, that includes a guided bus route and sustainable travel links to future development proposals in the north, south, and central Norwich. Integrated sustainable urban drainage solutions run east to west across the site, creating a green corridor and “swale streets”.
The proposals also complement masterplan proposals on adjoining land. Collaborative workshops were held with the land owners and their designers to ensure a cohesive proposal to the local authority and achieve a successful outcome for all.
